What we'll deliver:
Why it's a great idea:
A similar project in Sheffield called Krynkl has had more enquiries and more coverage than any other property we are currently dealing with. It has had more interest than a lot of them combined. It has caught people’s imagination because it is interesting, it is different, and it’s very now. The overall development: Looking to give the opportunity to at least 8 New Ventures and/or 8 Start-up businesses. Offering rented space for as little as £28 per square foot). Thus giving fledgling business an opportunity to grow their business with a permanent base and low rent compared to other town centre units. The occupancy of the 17 rented units is expected to be at least 10 units by month 6, with never less than 14 units rented after the end of the first year. In Year 2 there will be a free 12-month lease given away through a competition to a start-up business to help the next generation get a hand up in growing a business.
Steps to get it done:
Occupants will pay a 3-month rental deposit and it will be possible to rent half a container (8ft x 20ft) or any multiple. Each container will lined out in OSB wood-board with services provided – water, metered electrical supply, drainage, and broadband. The Latch development of letting units and is close to a prestigious development in the centre of Llanelli. It offers great commercial potential for all element of the activity centred in an imaginative and innovative design. The Letting Units offer the same customer base to new and young businesses on an easy in, easy out, basis that will support their development. The top floor and roof will be a modern and stylish Restaurant and a rooftop Bar. The rooftop will be a half covered outdoor terrace adorned with contemporary lights and wood burning stoves.
